How to Schedule a Tour?
- To schedule a tour over the phone, call us and select option 3.
- To schedule a tour through our website, click “Rental Listings”, then “Schedule Viewing”. Once you are there, you can select the property you are wanting to schedule for. If you are using your mobile phone, you may have to zoom out or scroll down to see the full page.
- If you have received a message stating that you are unable to schedule, call or email us so that we can help!
How do I apply for a rental property?
Applying for one of our rental homes is simple through our secure online portal. You’ll need to provide a completed rental application, proof of income, and consent for background and credit checks.
Once your application is received, our team will review it as quickly as possible to keep the process moving efficiently.
To apply, click “Rental Listings”, then “Apply Now” on the property that you are wanting to apply for. We recommend touring the property and reading the full list of requirements before applying.

What’s included in the application process?
The application process typically includes verification of employment and income, rental history checks, landlord references, credit evaluation and a criminal background check to ensure that you’re a right fit for the home.
Is there an application fee?
Yes, there is an application fee that’s used to cover the costs of processing your application and conducting background checks. Fees are clearly listed during the application process.
Issues with Touring
Haven’t received the lockbox code
At the time of your appointment, you will receive an email requesting you to verify the serial number that is on top of the lockbox, once you verify that, you will receive a 4-digit code, which will only work at the time of your appointment.
Lockbox code does not work
- If you have received the 4 digit code, enter the code into the lockbox, press the enter button, then push firmly on the “CodeBox” label.
- If the lockbox will not open, try shaking the lockbox (sometimes the key may jam the box), and try the code again.
What is included in the lease agreement?
Your lease agreement outlines the terms of your tenancy. This includes rent amount, due dates, security deposit requirements, lease duration, maintenance responsibilities and rules regarding pets or smoking.
The lease agreement is a legally binding document, and both parties are expected to follow its terms.
Can I renew my lease?
Of course – and we encourage you to do so if you're having a good experience! We contact tenants before the lease expires to discuss renewal options.
We make sure to clearly communicate lease renewal terms, rent adjustments and any changes to property rules to ensure a smooth experience.
What happens if I need to break my lease?
Breaking a lease before it expires may involve fees or obligations, depending on your lease terms. If you need to break your lease early, please contact us as soon as possible. We will help you understand your responsibilities and options.
When is rent due and what happens if I don’t pay on time?
Rent is typically due on the first of each month, but please verify the date specified in your lease.
If you miss the due date, late fees will apply. In extreme cases of non-payment, we will begin the North Carolina eviction process.
What payment options are available?
With our “Pay Any Way” policy, we make it convenient for you. Tenants choose from any of these methods:
- A secure online portal where you can pay with ACH or Credit Card.
- A dropbox for non-cash payments is available at our office 24/7.
- If CASH is a must, you can arrange with our office to pay at major retailers close to home, like CVS, 7-Eleven, and Walmart.
How much is the security deposit?
Security deposits are typically between one and two month’s rent. The deposit is applied to any damages or unpaid rent at the end of your lease.
When will I get my deposit back?
After moving out, we will return the security deposit within 30 days of lease termination, minus any deductions for unpaid rent or damages beyond normal wear and tear.
If any deductions are made, we provide a clear and itemized list outlining each deduction in detail.
How do I request maintenance?
You can submit maintenance requests through our online tenant portal or by phone. We track all requests and coordinate service with trusted local vendors to ensure quality workmanship.
Routine maintenance is completed as quickly as possible, often within a few days. Emergency repairs are prioritized and handled immediately.
What is considered an emergency repair?
Emergency repairs include issues that affect tenant or property safety. This includes plumbing leaks, broken water heaters, electrical hazards, and other surprises.
We are available 24/7 to address emergencies. Your safety is our top priority.
In the case of a property emergency, please call our emergency maintenance line.
What can I do on the online tenant portal?
The tenant portal allows you to submit and track maintenance requests, pay rent securely online, view lease documents and payment history and communicate directly with us.
What are my responsibilities as a tenant?
As a tenant, you are expected to pay rent on time, keep the property clean and in good condition, report maintenance issues promptly, follow lease terms and respect neighbors.
What are the rules about pets?
Pet policies vary by property. If your home allows pets, you may need to pay pet deposits, pet fees or follow breed restrictions. Please review the lease requirements for all rules.
Can I make changes to the property?
You cannot make any significant alterations to the property without prior written approval from T’Vinci Properties. This includes, but is not limited to, painting walls, installing or removing fixtures, mounting televisions or shelving, changing hardware or modifying landscaping.
If you are interested in making changes, please submit a written request in advance to avoid any lease violations.
What is the move-in and move-out process?
Before moving in, we complete a move-in inspection, noting the condition of the property. We also provide you with keys, garage codes and other access information, and review your lease terms.
At move-out, we conduct a move-out inspection to assess the property’s condition. Any damages beyond normal wear and tear may be deducted from the security deposit.
How much notice do I need to give before moving out?
Lease agreements typically require 30-60 days’ written notice before the end of the lease term. Early termination may involve fees as outlined in your lease.
